Title Deed

In cases where several transactions have occurred regarding the property in question, it is essential to review all Link Deeds and the Mother Deed as well.

Patta Certificate

Typically, the Patta is issued by the Tehsildar’s office of the relevant administrative District. In instances where land has multiple owners, only a single Patta may be issued, as individual Pattas will not be provided.


Mutation Register Extract

The mutation extract includes information such as the previous owners, the current owner, the method of property acquisition, the total area of the property, and the order concerning the transfer of property. Consequently, the Tehsildar's Office in the relevant administrative district is responsible for maintaining the mutation register. The extract from the mutation register serves as a crucial legal document that verifies the title of the land, particularly if the property is situated on converted land.

Encumbrance Certificate

One of the essential property documents required for application and verification is the 'Encumbrance Certificate,' commonly referred to as the EC.

An encumbrance certificate serves as proof that the property in question is devoid of any financial or legal obligations.

This certificate includes information regarding all transactions conducted on the particular property.

Property Tax Receipt

Property tax receipts are utilized to confirm property specifics including area, the name of the owner, and additional property-related information as per government revenue documentation. Conversion Order

Occupancy Certificate (for Flats)

Upon receiving the Completion Certificate, the builder is required to acquire the Occupation Certificate from the relevant civic authorities. The Owner's legal possession of the Flat is only recognized with the Occupancy Certificate.

No Objection Certificates (NOCs)

Various types of NOCs may be necessary, based on the location and type of the property. Some frequently needed NOCs include the Non-Agricultural Land Certificate, Environmental Clearance Certificate, Fire NOC, and Society NOC, especially when buying a property in a cooperative housing society.

Compliance under RERA (Regulation and Development) Act, 2016

Developers are required to register their projects with the RERA authority. A buyer must confirm whether the property is registered with RERA. RERA for each state also provides information regarding any complaints lodged against the project. To function legally, all real estate brokers must also be registered with the state RERA.
